AUGUST MEETING MINUTES
Secretary Lora Cox was not on-line with us today but Mark Bollman reported that August meetings minutes were circulated via email and posted to our new web site. No corrections or additions were needed so approved by unanimous consent, 8 Yes, 0 No.
BUDGET STATUS REPORT
Carrie Byrne screen-shared the Financial Report for August 31, 2020. Highlights included:
August income:
COLLECTIONS & LEGAL
June invoices will be 90 days past-due end of this month. Inslee Best law firm is filing lawsuits and serving delinquent property owners assigned for collection. Past-due accounts may be able to avoid additional litigation costs and lien foreclosure with an acceptable payment plan secured by signed Confession of Judgment and Promissory Note. Once an account is assigned for collection the Board of Directors will no longer be able to help concerned property owners.
Gary Johnson reported that MIRCC has been served with a lawsuit for a tragic drowning that occurred at Sunset Falls in 2017. We believe the corporation has no liability and have turned the matter over to our insurance company's lawyers so they can file Motion to Dismiss.
ACCESS ROAD AGREEMENT
Earl Van Buskirk met with our neighbors from CFHOA and then briefed Executive Committee members on a proposed easement and cost-sharing agreement. We may have more details to report at our next meeting.
UPSTREAM ROAD REPORT
Dave MacFarlane reported that upstream roads are fine, gravel is stockpiled for pothole filling, and it’s time for brush-whacking machine to come.
DOWNSTREAM ROAD REPORT
Mat reported that the roads downstream are in good condition for the most part but USFS Road 6020 will need some attention after the Lake Serene hiking traffic slows down later this fall.
NEW BUSINESS
“Motion to sell Parcel No. 00526100543302 to Jeff Loy for $1,500 with understanding that he will pay excise tax and filing fee so MIRCC nets $1,500 at closing.” Approved 8 Yes, 0 No.
DISCUSSION TOPICS
Three upstream property owners have complained about unauthorized parking at river access locations. Problem areas include the Access Road below Canyon Falls, Mt. Index River Road above Sunset Falls, and South Riverside Road at Sky Loop. MIRCC Board of Directors has not granted anyone permission to park on any real estate owned by the corporation so property owners are encouraged to park safely within the surveyed boundaries of their own lots. Bates Brother Towing warning signs are posted throughout the community.
Neil Welch inquired about junk vehicles abandoned on Road 6020 throughout the plat of Bridal Veil Falls Park. MIRCC does not own that section of road but concerned property owners are encouraged to call the Sheriff or Bates Brothers Towing.
CLOSING REMARKS
Meeting adjourned at 9:38 a.m.
The next virtual board meeting will be October 10, 2020 at 9:00 a.m.
